HELMA Eigenheimbau AG announces land purchases with around EUR 54.5 million of revenue potential

Lehrte, September 9, 2011 - HELMA Eigenheimbau AG, the specialist for individual solid construction houses and sustainable energy concepts, has acquired several attractive plots of land through its subsidiaries HELMA Wohnungsbau GmbH and HELMA LUX S.A., which underpin the planned further expansion of the high-margin project business within the HELMA Group. The revenue potential (land plus houses) from the land purchases that are described in greater detail below, and whose purchase prices including ancillary costs amount to a total of around EUR 14.1 million, stands at approximately EUR 54.5 million.


HELMA Wohnungsbau GmbH has realised the largest and most significant land purchase in the company's history with the purchase of the fourth and final construction stage in Berlin Karlshorst from the Berlin/Brandenburg branch of TLG IMMOBILIEN GmbH. The plot of land comprises a net construction area of approximately 58,000 m², where the development of 103 individual detached homes and 55 units in a dense construction manner is planned. The revenue potential (land plus houses) arising from the land purchase stands at around EUR 46 million, which should be predominantly realised over the years 2012-2014 given a total project duration (complete sale, and the construction of the houses) of approximately five years. In this context, construction will not start on the individual houses until the respective houses have been sold to end-customers, in line with the company's accustomed business model. Sales will commence shortly.
'We are very pleased to continue with our successful 'Carlsgarten' project in Berlin over the coming years,' was how HELMA Eigenheimbau AG's CEO, Karl-Heinz Maerzke, expressed his great satisfaction with the transaction. 'Despite the above-average dimension of the land area, and the related, relatively high investment sum involved, this project is both extremely attractive for us, and low-risk, since we have already successfully implemented the first three construction stages over the past years. As a consequence, we are highly familiar with the area, and we are aware of the high demand that our individual solid-construction houses encounter there. Besides this, the well over one hundred satisfied reference customers in the immediate neighbourhood comprise an enormous sales advantage,' Maerzke went on to add.


Above and beyond the aforementioned land purchase, the HELMA Wohnungsbau GmbH and HELMA LUX S.A. subsidiaries have acquired various plots of land to implement smaller projects of two to four units each in Hamburg-Blankenese, Hanover-Bothfeld, Heilbronn, Munich-Moosach and Luxembourg-Ettelbrück. The total net construction area of these land plots stands at around 4,300 m². The total of 15 units that are planned on the individual land plots carry a revenue potential (land plus houses) of EUR 8.5 million, which will prospectively be realised predominately in 2012 given that most of the sales will commence during this financial year.
